Kristie Eddy is a Sonoma luxury Realtor with Golden Gate Sotheby’s International Realty. In August 2026 she co-listed The Summit, a 1,119-acre Sonoma Mountain estate that sold for $38.5 million, the highest residential sale ever recorded in Sonoma County. Golden Gate Sotheby’s named her its Top Agent in Wine Country for 2025.
This page covers the rules that shape Sonoma real estate, Kristie’s public Sonoma sales, her background in the valley, client reviews, 2026 market numbers and answers to the questions Sonoma buyers and sellers ask most, including how to sell a Sonoma estate privately.
Why Kristie Eddy Is a Strong Choice in Sonoma
Kristie’s public Sonoma sales total about $139.4 million across 48 sales, including vineyard estates in Los Carneros and on Old Winery Road. She grew up in the valley, she co-listed The Summit, and much of her business is confidential and off market. For a Sonoma seller, that is a mix of local knowledge, proven results and discretion that is hard to find in one agent.
What Makes Sonoma Real Estate Different
Sonoma sits inside a voter-approved growth boundary, wrapped by unincorporated valley land. The address on a property doesn’t always tell you which rules apply.
- The urban growth boundary. Sonoma voters adopted an urban growth boundary in 2000, per the City of Sonoma, and Measure W extended it through 2040, per the city’s Measure W page. Outside the boundary, city water generally can’t be extended to new urban development, per the draft General Plan. That keeps the supply of buildable land in town limited.
- Inside or outside city limits. The city covers only 2.74 square miles, per the U.S. Census Bureau, while the Sonoma 95476 mailing address reaches far into the valley. A home on Lovall Valley Road or Napa Road may follow county rules rather than city rules, which changes permits, septic and vacation rental options.
- Historic district review. The city has a Historic District overlay, per the draft General Plan, and a Design Review and Historic Preservation Commission that works to protect Sonoma’s architectural heritage, per the City of Sonoma. Buyers planning a remodel near the Plaza should ask city Planning what review applies.
- No new vacation rentals in town. New vacation rentals were already barred in residential zones, and a city ban effective in early 2018 stopped new ones in other zones, with a narrow exception for adaptive reuse of historic structures, per the City of Sonoma. ADUs can’t be rented for less than 30 days, per the city’s ADU page. Existing licensed rentals may continue.
- Updated fire maps. CAL FIRE’s 2025 maps expanded the High and Very High fire hazard zones within the City of Sonoma, per the city’s announcement. Zone status affects building rules and disclosures, so it is worth checking each address.
- Agricultural land outside town. Farmland outside town may be under a voluntary Williamson Act contract that limits use to agriculture or open space in return for lower taxes, and the contract stays with the land when it sells, per Permit Sonoma.
Kristie’s Sonoma record covers all of this: in-town homes near the Plaza, east-side estates and rural Lovall Valley and Napa Road properties outside city limits.
Kristie Eddy’s Sonoma Sales and Transactions
Kristie’s public Sonoma sales total about $139.4 million across 48 sales, from homes a block from the Plaza to vineyard estates in the valley. That figure does not include The Summit or her confidential $14.7 million Sonoma County sale, both listed separately. She may have more Sonoma sales that are not online.

Sonoma’s median sale price was $1,024,512 in Redfin’s September 2026 data, down 21.2% from a year earlier, per Redfin, with only 42 homes sold in September. Homes sold in a median of 40 days, down from 76 a year earlier, at 98.3% of list price, and 19.5% sold above list. The faster pace favors sellers who price well. Buyers should know the median swings with the mix of homes sold, so it says more about the month than about any one street.
